Awesome man, I want to dive right in. Every time you come on this show, I take a ton of notes from you. I learn a lot, by the way. I've implemented a lot of the strategies that you've shared with me in my business and my team, a lot of the AI tools that you've given us we've used. So, guys, if you're listening to this, I would bring out a notebook, because this young man, I guarantee you, I guarantee, will give you some strategies, some tools that you probably aren't familiar, and he's going to. He's just such a creative mind when it comes to this AI stuff. And let's just dive right in. Brother, talk to me. Man, just catch me up. Man, tell me what are you using these days. I just let's just have a conversation. Man, just catch me up. Man, tell me what are you using these days. Let's just have a conversation man, what are you?

Speaker 1:

up to man. What stuff are you implementing? What AI tools are you using these days in your business to get more production?

Speaker 2:

Yeah, so one of the things I've been really working on this past year or so, which is really like just simplifying, right when 2023, when the whole AI trend like really hit the market and there was, you know, new tools coming out left and right, I was really heavily just trying out new tools to figure out which one's the best one and like, as I was going on, it's just all about practicality for me, like, what can get the job done? I need Swiss Army Knives. I don't need a tool for everything. I need the one tool that can do the most and get the most bang for my buck and, for the most part, without much competition. Chatgpt has still been leading the pack, so I've still been using ChatGPT. It's been coming out with new features and, of course, we'll probably talk about that a little bit. But some of the other ones that probably aren't familiar with everyone one of my favorite little tools that kind of just helps me with meetings and stuff like that. For those of you who are hopping on calls I know you personally. You're in the process of raising capital. You're probably hopping on calls with investors some locally, some in person but for the virtual calls that you're hopping on, there's this one tool called Firefliesai that I use and it's pretty much like an AI note taker. It hops on a Zoom call for you and it's just kind of there in the background and then it pretty much transcribes the entire meeting right. It helps you, gives you action steps from that meeting, it helps you give a summary from that meeting, and so instead of saving everything to your computer, right, you can use Firefly's AI and it hops on the back of your call. So I've been using that for quite some time now.

Speaker 2:

Another tool that I've been using is Riverside. Riverside. It works amazingly for anyone looking to do any sort of content creation, whether it's just recording videos by yourself, whether it's doing interviews, whether it's going live. Riverside is pretty much like a one-stop shop, and so I have an editor and it works seamlessly for me because I'll just record my videos from my house, from my, you know, come to my own home, and then he has my Riverside access, and then he has my Riverside access so he'll log in on his end and he can just go right in, upload it from Riverside directly into his Adobe editing softwares and get right to editing things and making clips out of it. But even if you're a solopreneur, solo business owner, right. There's editing features in there that are pretty user-friendly and it gets the job done, so I love that tool as well. What else Another tool I've really been using heavily?

Speaker 2:

What else Riverside this one isn't even really an AI tool which is Dropbox. Dropbox is such a time saver. Instead of sending out large files, and especially for content creation specifically, you probably already know you're out recording, you shoot on a 4K camera man. These files are like 20, 30, 40 gigabytes, and in order to send it, it takes hours sometimes, and so I upload a lot of stuff into my Dropbox.

Speaker 2:

I've been staying organized, but, to sum up everything I've mentioned, we could spit out a ton of different tools, but I've really just been on just like what's the most bang for my buck? How can I simplify, how can I get rid of everything and just really just use the one tool that's going to help me the most? Because, at the end of the day, as much as I'm getting known more and more as an AI expert, I'm a business owner just like you, martin. I'm a business owner just like everyone else listening. I'm not a Silicon Valley tech guy. I don't eat, sleep, breathe in AI, ai doesn't get me excited. What AI can do for me gets me excited, right, and so I kind of stopped going out there and trying every AI tool under the sun and really started doubling down on this. Where can I get the highest ROI for my time and investment?

Speaker 1:

Where is that? Where is that you get the highest ROI for your time and investment?

Speaker 2:

For the most part, it's still ChatGPT. Surprisingly, chatgpt is still leading the pack and it's still coming out with new features and we could talk about some of the new things, which is why we kind of hopped on this conversation, because when you were on my podcast, towards the end of it after we finished recording, I was mentioning some of the new features that came out with, and the one that caught your eye when we were talking is the FaceTime feature. So a lot of people don't know.

Speaker 1:

Tell us about that. First of all is that in the free version or the paid version.

Speaker 2:

That is currently on the $20 a month version, the paid version or actually any of the paid plans. That's another thing that's changed right Since the last time we hopped on. Before it was just free or the $20 a month. Now ChatGPT has four plans that you can hop on and I'll just break it down really quickly. For anyone who has heard of ChatGPT and kind of on the fence, here is the litmus test that you need to run before you ever think about upgrading.

Speaker 2:

Have you ever been capped out of ChatGPT? If you have never been capped out of ChatGPT, do not even consider upgrading, because you're not even using it to its fullest already. Why pay extra money for extra features and you're not even using the base stuff that it has, right? So that's the litmus test If you're not getting capped out, don't even consider upgrading. If you're considering upgrading, if you got capped out one or two times, you're still not using it enough. If you're, there have been days like for the past two years, there've been some times where, like I'm really using AI heavy for a new project and I'm getting copped out for like three days straight. He's like come back at 11.59 pm, come back at 12 pm, come back in four hours Because I'm just using it so much and so for me it makes sense. But if you're brand new to it I wouldn't recommend it. Stick with the baseline.

Speaker 2:

It's kind of like I mean, we played sports growing up. Martin, you know that one guy that showed up to LA Fitness or shows up to the basketball court got the whole, you know, the LeBron jersey, the shorts, the freaking, the high socks, the headband, the wristband, and they suck at basketball. That's kind of what it's like. You know. Don't think about upgrading. You haven't even figured out how to do a layup yet. Learn the basics first. Get you know. Listen to some of our past podcasts when I hopped on prior and like that'll give you the basement of how to use you know, chat, gpt, how to start writing prompts. Once you're ready to start using the new features, that's when I would consider upgrading for me got it okay.

Speaker 1:

So let's talk about those. Let's talk about how you are using chat gpt. How do, how can the listener, the entrepreneur, the real estate guy, the investor out there using chat gpt give us some hacks? Man, give us something. Give us something that we haven't heard out there before how, how john mendez, the ai guy, is actually using it.

Speaker 2:

Talk to us, give us some good prompts so I know people are probably listening like, okay, he's gonna give us some business strategy like I just want to share with you guys the way AI is evolving. Of course it can help you out with business a ton, but it's starting to make your life as a whole more convenient, your life entirely more convenient. So I'll give you a funny one before I give you some actual, real game. I was at my girlfriend's house. She had some mangoes and I was wondering whether or not they were good. I asked her. She was like I don't know, check yourself. So I go get the mango cut it open. It looked a little dark in the center.

Speaker 2:

Hop on a FaceTime call with Chad GBT. I'm like, hey, Chad GBT, look at this mango. It's a little dark in the center. What do you think? Do you think it looks good? Let me know what you think. And so on my phone, on ChatGBT, on a video call, I show it the mango in my hand and it was like yeah, john, the mango seems to have a pretty dark center and I'm not really sure if you should eat it. I'm like all right, what are the potential cons if I eat this mango? She was like food poisoning this. That the third, and I'm like okay, so I just not eat the mango, like little things like that you can have and use ChatGBT around. But all right, let me tie it back to the business.

Speaker 1:

Wow, that's pretty cool man. By the way, that's pretty awesome. I didn't know about that until you told me about that a few weeks ago, when you and I were chatting.

Speaker 2:

Yeah, and so that's one cool feature. So it's like it's starting to help me out with just like my everyday life. Of course, it's been helping out with my business for a while now, but now it's starting to go beyond business and just overall life convenience is helping out with it. As I said, that's more of a silly one, but a serious one. For the past year or so, for whatever reason, whenever I travel my laptop can't connect to airplane Wi-Fi. It's the most annoying thing ever. For whatever reason, I cannot connect. I'm on my Delta flight down to Miami.

Speaker 2:

A couple weeks ago, from the time we're recording, I had a public speaking workshop out there and I'm on the way down. I'm trying for like an hour to figure it out myself, like I'm trying to restart my wifi, I'm trying to restart my computer, I'm trying to turn it off, turn it back on. Nothing was working. So I was just like you know what, let me just chat GBT, it right? So I pull up chat GBT on my phone. I took a photo and I said hey, chat GBT. I'm here on my Delta flight. Please help me troubleshoot. For whatever reason, I can't connect, and within five minutes. Now, mind you, I don't have any background in computer science. I have no background in IT. I have no background in coding or programming of any of the sorts. Within five minutes, chatgpt helped me generate a piece of code that I copy and paste it into my MacBook when I press restart. I kid you not. As soon as I opened it up, the Wi-Fi was there, ready to connect on my laptop.

Speaker 1:

Holy crap. You know the reason I'm so shocked by that. I was just on a flight coming back from Pennsylvania to Tampa and both ways my iPad did the same thing. Like I went to the bathroom, I closed it. I went to the bathroom, I came back. It wouldn't jump on the Wi-Fi Both flights, but anyways, I thought that was. I'm going to give that a run, go ahead.

Speaker 2:

Yeah, and so it's crazy too, because I just came back, literally a couple of days ago, from the day we're recording this past Wednesday and I out for one of the largest IT associations, which is pretty interesting because those guys all are like tech guys, um, and I was sharing that story with them and the message I was trying to give them. It's like people need IT because there's always going to be people that aren't tech savvy. There's always going to be people, for whatever reason, they just can't figure it out, they can't connect, uh. But now, with AI, you can troubleshoot all sorts of technical problems that you may have. Let's say your printer is not working. Let's say you can't connect to a Wi-Fi, let's say something's acting shaky and you don't know how to figure it out.

Speaker 2:

Well, now you have a 24-7 IT assistant in your phone that is free to use and on the paid plan, you can use even more the $20 a month plan, right. On the paid plan, you can use even more on the $20 a month plan, right. And so it's like I was trying to share the message with them, like if you don't position yourself as more than just IT support, eventually you guys will become obsolete, because all the problems that people are calling out to you for. And IT specialists aren't cheap, right? These people usually are paying a lot of money for IT support, especially if they have a larger company. Right, people usually are paying a lot of money for IT support, especially if they have a larger company. What happens when you have a 24-7 chatbot that could run through any problem with your computer? You give it the model, the make, the year and the software and they can help you troubleshoot whatever you need in minutes without having to wait. Without having a customer service bot, there's no wait time. Automatically having a customer service bot.

Speaker 1:

There's no wait time automatically. John, how can people out there listening to us feel you know you can give them a strategy that they can feel empowered by, that they can see and realize that, if they use this thing, what strategy could you give them that will help them scale their business? Whatever they're doing whether they're new real estate investors that are trying to start their journey as real estate investors, maybe they're real estate agents and they're trying to get more customers it's tough out there right now in this market for real estate agents. I know you used to work with real estate agents. I think you still are working, specializing with real estate agents, or with just a plain entrepreneur that owns a mom-and store or a little paint shop or something, or a painter or a contractor how can they use AI? Give us some skills and strategies or some prompts that people can use AI to help them scale, or how they can use AI to scale their social media presence or just scale their business as a whole.

Speaker 2:

Yeah no great question. So I mean, you're very familiar with goal setting and you know the biggest problem with a lot of people have when it comes to goal is just not getting clearly defined goals. A lot of people are running fast, nowhere right and wondering why they haven't got to their destination, and so, when it comes to goal setting, you're probably big avid reader. The one thing is one of the greatest productivity slash goal setting books available right now, and so one of the exercises that I'm going through with a lot of my clients is I pretty much had ChatGPT analyze the entire book and it created a prompt and I'll give it away for free. I have an AI starter kit that I'll give away to your audience and in there it has all the prompts, right, but in that one particular prompt it pretty much tells you, it tells ChatGPT I want you to act as a productivity coach that's trained on all of the principles and foundations in the one thing right, help me create a business plan and the prompt is a little more lengthy, but in a nutshell, that's pretty much what the prompt says, and then you input that into your chat GBT and it'll help you get clarity as to the goal. So, whether you're looking to scale your business, whether you're looking to get more properties under your belt, whether you're looking to grow your social media presence. It'll first help you create that one thing, get clarity as to what the goal is, and then from there I have a follow-up prompt and that goes alongside it. Right, and in that prompt it pretty much says hey, now break this down and help me create my GPS.

Speaker 2:

For anyone who's not familiar with that terminology from the world, it's goals, priorities and strategies. Right, they're really big on having, at least in the Keller Williams world, a one-page business plan. If you can't fit it on one page, it's too complicated, right. And so once we have that one thing that's the goal then ChatGPT will help you come up with your three priorities to get to that goal, and within each priority it'll come up with strategies or aka steps to make sure you're on target. So let's say you want to get 100 units by the end of the year, right, your three priorities could be sending out direct mailers, driving for dials I mean driving for dollars, it could be banded signs, right, those could be your three priorities, and then within each, it'll give you five strategies or five steps to accomplish each, so that you're on track to hit your goal.

Speaker 2:

So, for whatever the goal is, for any business owner, any entrepreneur like you mentioned, no matter where you are, what industry you're in, what your specific goal is, that's how I would go about doing so, because one now you're not having to worry about. You know what do I type in the chat GPT? You already have the chat GPT. Just copy and paste the one I'm copy and paste. There's really no reason why you can't be an expert in chat GPT, because there's people like myself who have already gone the extra mile to set up everything for you. So it's literally as simple as copying and pasting.

Speaker 1:

How do we get those? How do the listeners get those prompts from you?

Speaker 2:

Yeah. So if you just go to stopandstaymedia forward slash AI, it's free, you don't even have to put in your email, so there's not even an opt-in. You literally just go to stopasteremedia forward slash AI. There's no opt-in, you can go there and the prompts are there for you guys to just plug and play. I'm big about providing value upfront, and so just go there and copy and paste away, and there's a video on there too, walking you through how to actually use the prompts, how to copy and paste it into your chat GPT. So for some of you who are newer, who might have not used the tool yet, there's no excuse, because on the actual landing page itself there's a little video of me screen sharing my computer and like, hey, here's the prompt you want to use, just copy it here and put it into here and so that it walks you through.

Speaker 1:

That's amazing, man, that's great that you do that and you do it for free. John, with the evolution of ai, you know you being in that world, you're kind of being heavy in that world. Um, outside of gpt, um, what other features before I, before I go, what are the features as gpt have? So it has this facetime thing now most people don't know about with the paid version? What other? What are the features? This is have that just to make people's lives easier? Uh, you know, like that was pretty cool story you shared about the mango. How else, how else could are people or could you? Are you using gpt and this feature?

Speaker 2:

so one of the biggest problems chat gpt that everyone had when it first came on, and even when we last talked on your podcast last time I was here is that chat gpt was only trained to a certain extent. So if you wanted real-time, up-to-date information, you could never get it. There was literally no way to get real-time information unless you manually went to some website and copied and pasted everything and put into ChatGPT, and even then if you started a brand new chat, well then all that was pretty much gone. So you constantly had to do that. It was a big time suck, and for those of you, especially in the real estate all the real estate investors here you guys know how quickly the market can shift and how much the market varies from state to state, county to county, city to city, even sometimes neighborhood to neighborhood, parcel to parcel. It could be two completely different worlds, right.

Speaker 2:

And so one of the biggest things that ChatGPT came out with during this past Christmas season they had a 12 days of open AI almost like 12 days of Christmas, right and on one of the days they announced this feature called Search the Web. So, as of December, chatgpt can now connect to the internet and search up any and everything that is online. As long as it's a publicly available site, it could search up and pull information for you. So now if you're looking for properties available in the Poconos, you can go on ChatGPT and look up what's available and as long as it's publicly available, if it's off market things it may not be able to find, but as long as it's publicly available, records ChatGPT will be able to pull from it, and so a lot of some people.

Speaker 2:

Another big investment strategy just kind of been blowing up recently. I know a guy who is big into like tax deeds and stuff like that. Like all the tax county records are all available publicly. You can just search the internet, put in some information and pull up whatever you need. So things like that you can look up. And another cool way you can do this is for those people?

Speaker 1:

Is that on the free version?

Speaker 2:

First of all is that free the live update for the internet.

Speaker 2:

I believe it's on the free plan. Don't quote me. It might be on the paid plan, only the 20 bucks a month plan. I think it is on. For sure it might be on the free plan. The way OpenAI is going is they want to give everything away to all the users. They just trickle down right, and so they start with the highest up, of course, and then eventually everything trickles down to everyone else. But even on the free plan now you can use the most complex chat GPT model, the most advanced chat GPT models. Your use is limited, but you still have access to do it, and I think what chat GPT is doing in OpenAI the company. Even if you go on their website, the first thing you see is chat GPT. You no longer have to create an account, so anyone anywhere across the world can start using chat GPT without even ever having to put in an email, and so eventually I think it'll be available to people on the free plan, if it's not already. But, as I said, they want to give it access to as many. Because you have to think about it from open AI standpoint the more people they have using their stuff, the more data they're getting, the more data they're getting, then the faster they can evolve ChatGPT. And then the faster they evolve ChatGPT, the better stuff they can put out, so that then it brings more people and then it's a positive cycle just going, spiraling upwards.

Speaker 2:

And what AI? I mean the person they're all racing towards this super generative AI or whatever it's called the super AI and the kind of this is where it kind of gets a little scary and like a little a little apocalyptic, I guess you could say. But like, the person who gets it first is is they win Cause how do you ever catch up from that Right? And so there's like a big race in the AI space to see who can get it right first, because if it's not one of our allies, well then the future. You know where that plays out. I'm not sure how exciting happy you end up being, but, as I said, I don't want to get too apocalyptic because that's not anywhere anytime soon. But sooner enough, within the next five years, within the next decade or so, ai will get to a point where it's just like so crazy good and we haven't even talked about, like the highest tier plan, the pro plan. Tell me about that.

Speaker 1:

Let's talk about it.

Speaker 2:

The 200 bucks a month plan.

Speaker 1:

What does that do?

Speaker 2:

But they've released something called Operator right and it's an autonomous agent. So, like one of the examples they use right is they typed in hey, look me up hotels in I forget which county for spring break. And so they typed in that one prompt ChadGBT, on its own, then went, searched the internet, pulled from different hotels at different price ranges and then booked the cheapest one, all on behalf of the person Right. And so like now, like as we're speaking, that's already available and has been available for a couple months now.

Speaker 1:

How can a business owner use that For $200 a month? Give me an example how a business owner a solopreneur maybe make it $4,000, $5,000, $6,000 or $10,000 a month. They can afford the $200 a month plan, but they can't afford an employee per se. And how can they use that $200 a month plan with this autonomous person to help them scale their business? Help me with that.

Speaker 2:

Put me a list of all available properties in so-and-so county and put it into a table based off of address, city, county, and then show the prices of the home and the estimated value and you put in one prompt and then it'll go scrape the internet for that data and then do it all for you. Now you have a spreadsheet ready for you for showing all the properties available, the price ranges and et cetera, et cetera, whatever data you want it to pull up, and so little tasks like that that you would normally have to go back and forth for chat GPT is going to start being able to do on one command, on its own, and so, depending on what your business tasks are like, some of the repetitive tasks that you do you can just have one operator GPT set up and have it do that task on its own, on its own, on its own.

Speaker 1:

And so can I give it a prompt, like with that plan. Yeah, find me all. Pull up a list of all properties finance commercial real estate, properties finance under a commercial loan in the last five years that their interest rates are coming to be reset and that have the highest probability of them being sold because their rents haven't kept up with where the interest rates are going. Give me that list with names of owners of entities and phone numbers, everything you can find on the internet or on public records, and it will do that for me and give me that list exactly the way I'm requesting, it All that stuff is public record in whatever county.

Speaker 1:

So let's say Monroe County, Pennsylvania.

Speaker 2:

Yeah, so great question, I think, as of right now, to be completely transparent, I haven't dabbled with the plan yet myself. I've just read the articles that OpenAI has come out with. I'm still on the $20 a month plan because I feel like, for the average everyday business owner unless you're actually getting to a point where you're comparing AI models at a high, high level is not necessary. But to answer your question eventually, yes, it will be able to do so. Yes, now, how soon? I'm not 100% sure, but eventually, yeah, because it can already do that on a $20 a month plan.

Speaker 2:

Not as I mean, you have to kind of go back and forth with it a little bit, right? But on a $20 a month plan you could do that easily, right? You just have to kind of go back and forth with it a little bit, right, but on the $20 month plan you could do that easily. You just have to have a couple extra steps in between, like hey, pull the data and then hey, can you format this as a table and hey, can you make sure to include XYZ in the table. So there's a little bit more steps you have to kind of go through to get that information will it skip trace them?

Speaker 1:

will it skip trace them, guys? For those of you that don't know, skip tracing means it's a great question.

Speaker 2:

ChatGPT wouldn't right per se, but this is where it starts to get high level right, because the companies that are able to and more nimble and have very specific use cases, like all the skip tracing companies that you're probably already using now.

Speaker 2:

The next step for them is to start integrating AI so that AI can streamline all the skip tracing and ai can cross-reference data to see which data is actually accurate or not, and so it can provide you more accurate data at a very, you know, a more affordable cost and do it more accurately, right.

Speaker 2:

And so it's like the, the skip tracing companies in particular because you got to think about it too like with open ai and chat gpt, they're trying to create like a ai for everyone, pretty much, and so like they're trying to create like a AI for everyone pretty much. And so like they're trying to have complete global mass appeal. So, like for task, like super task, specific things like that. That's where you have to start looking into like, all right, they probably won't be able to do it, but how can I create that myself? Or, I said, the next step for these skip tracing companies, if they're smart, it's to start integrating AI in-house so that I have that all streamlined because they already have the software to skip trace. So now, when you add AI to the mix, it's like adding gasoline to a fire Wow.

Speaker 1:

John, give us some strategies for the regular person, maybe the worker that's got a job and is wanting to go become an entrepreneur. How they can use AI to go into entrepreneurship.

Speaker 2:

Let's go with that one Great question. So a lot of people who are still working and trying to get into entrepreneurship. A lot of these people, myself included, when I first got into entrepreneurship, we got shiny object syndrome. We got a lot of ideas. We got a lot of people people, myself included when I first got into entrepreneurship, we got shiny object syndrome. We got a lot of ideas. We got a lot of people in our ear saying, oh, you know, we could do this, we could start this company, we could sell a couple of these later and make some money.

Speaker 2:

And so for the average everyday person who is just trying to get into entrepreneurship, the first step would be using ChatGPT to pretty much like almost soundboard your ideas. And I want you to Hacks, chat you too, specifically like, hey, I want you to play devil's advocate. I'm going to share with you a couple of my business ideas that I want to start and I want you to, you know, show me where the leaky you know the leaky bucket like show me where the holes are and like, have it play, like that devil's advocate was like oh hey, John, I see you want to start, let's say, a landscaping company.

Speaker 2:

But you live in Connecticut. Connecticut's pretty cool, so in the wintertime it's still winter right now, I mean, no one's asking for landscaping services because all the grass is dead. Do you really think you want to start that business? And ChatGPT will say it'll poke out the holes? Because in our head, looking into entrepreneurship, we only see the upside right. Most of us, In our head looking into entrepreneurship, we only see the upside right. Most of us, we see okay, we can be our own boss, we can work on our own schedule, we can make money on our own time and we can make a whole lot of it.

Speaker 2:

And as you and I both know, man, there's some seasons of entrepreneurship where it gets dark and money's not coming in and you have to be really scrappy. And if you can foresee that in advance, you can also prepare for it. So when that time comes and you're not running in with your head pretty much cut off, and so I would ask ChatGPT, as I said, type in. Hey, I'm going to share with you some business idea. I want you to ask, as a consultant, play devil's advocate and when I share business ideas, I want you to ask me questions so that I can see where the potential holes or flaws in my business are, and just go back and forth and kind of conversate. And a cool way to do this so that you're not typing your hands off.

Chatgpt also has a voice feature, so if you're on ChatGPT app or on the computer, you can just pretty much press the voice feature and my phone wasn't dead, I'll show you but you can hop on ChatGPT and you could talk to it as if it were a real person. And if you want to make it, I was talking to it yesterday. I'm Dominican, as you know, so I was like hey, chat GBT, um, talk to me as if you are a Dominican from and so I'm talking to chat GBT in Spanish. And I was like you know, I need more flow, I need more, I need more, more Dominican. He was like you like and this is Pat GBT talking to me right?

Speaker 2:

And so whether you speak. You're an English, spanish speaker, english isn't your first language, doesn't matter. You can hop on the phone with Chad GBT and just ask it. Hey, here are some of the business ideas. I want you to act as a business consultant and ask me questions so I could see any potential holes or flaws in my plan or the ideas that I have. Play devil's advocate and all right, boom. So here's the first idea and just talk to it. Right, if you're going for a drive, let's say you're eating dinner by yourself, let's say you just have some free time. Hop on the phone, call and just soundboard with ChatGPT.

I freaking love this. What if you're an entrepreneur listening to this, an entrepreneur listening to this? Give us some strategies, give us some juice. How can I, as an entrepreneur, listening to you right now, to John, how can I use ChatGPT to give me the edge on my competition? Give me something that I can use to get the edge. How does that listener listening right now get the edge on that competition? Maybe they sell insurance, maybe they sell real estate, maybe they're a real estate investor, maybe they are, I don't know. They own a paint store, maybe they're just a contractor, they own a general construction company or they own a floor company, I don't know. But give me something where the average entrepreneur salesperson can get an edge by using chat GPT properly, because most of us are not using it to its maximum potential. I know I'm not. That's why I love having you here, because I love. By the way, I'm asking for myself. I know you remember the godfather movie and where he?

Speaker 2:

where he says, uh, I'm gonna make him an offer he can't refuse, or something like that right uh-huh, and so I, for any entrepreneurship that's already kind of in business has some things going for themselves. It's how do you make an offer so good that people feel stupid saying no? And so a good, I guess, mentor that I look up to is Alex Ramosi. You might be familiar with him, alex Ramosi. He has a book called $100 Million Offers, right, and it talks about creating an offer so good that people feel stupid. No.

Speaker 2:

A lot of time we have, like, especially if we're in the trades, you know, a lot of people have so much people to compare ourselves to. I mentioned landscaping earlier. Man, there's landscaping trucks. Every street you turn down, there's a different landscaping truck driving around. This is like how do you compete where your customers? There's so many of them available and a lot of people aren't competing on value, they're competing on price. And I think Dan Kennedy I might be misquoting him, but I'm pretty sure it was him that said that there is no strategic advantage from being the second cheapest price available in the market, right? If you're not the lowest price, there's no competitive advantage from being the second lowest right.

Speaker 1:

Not at all. That makes sense. Yeah, that makes sense, yeah.

Speaker 2:

Right, you can't compete with walmart because its prices are so low, right. And so if you're the second, the only place to go is high, and the beauty of it, there's infinite ceilings when the higher up you go. And so if you want to, if you're an entrepreneur, you want to get that edge right. I'd recommend reading that book. Hundred million dollar offers.

Speaker 2:

Or if you want to do it the smart way, then the savvy way, you take that book, you download it as a PDF, right? Or let's say you have another favorite business mentor that you look up to, whoever that is. Or let's say I mean me and you are big into having mentors and coaches. Let's say it's your personal coach, you, martin. Let's say your coach has material out available on the internet, right? You can download that as a PDF. Right, you can upload that into ChatGPT and then you can have it analyze all that information, right? Whether it's an ebook, whether it's videos, whatever it may be, you can upload all that information into ChatGPT and then have it guide you based off of those specific principles and strategies that they teach in the sources that you're uploading. Then ChatGPT already knows you, martin, it already knows about your business, it already knows what you do, it already is personalized to you, so then, it can give you personalized responses based off the principles that you're already doing.

Speaker 2:

And, as I said, if you implement and put in your personal mentor, martin, into it now, it's almost like you get an extension of your mentor available 24-7. And that's how you do it, because that's going to be the easiest, most cost-efficient way to really start using AI to get that advantage over everyone. Help you create that offer. That's so good that people feel stupid saying no. And I know you're in the capital raising stage, but you also have a community. There's other real estate investing communities available. What's different about yours and I'm sure yours is amazing and, honestly, if I was in real estate investing, I'd be in it myself. Mine is amazing that's for sure.

Speaker 2:

So when I get into real estate investing again, I'll definitely be reaching out. But it's like, well, for someone who doesn't know Martin, for someone who doesn't know me, and you, right, they're just on the street. They see two different real estate investing community. They see bigger pockets and they see a Martin, the Elite strategist right, be your copywriter or your business consultant. It'll help you get that unique offer, that offer so good that people feel stupid saying no that offer, so that they can't refuse. Right, and that's where I would say they can really help you get that edge, because the definition I love to go by for marketing right is marketing is the act of meaningful differentiation. Right, marketing is the act of meaningful differentiation. A lot of people are fighting in a red ocean with sharks and trying to be the biggest shark, but you could just go to a blue ocean and dominate and swim by yourself, and so like Blue ocean strategy how do you meaningfully differentiate? And it's using AI, right, that is how. And that could also be a selling point. Hey, are we at the elite strategist community? We're using you how to use AI driven real estate investing strategies? That could be its own selling point. Right there, that's a brilliant selling point, right there.

Speaker 2:

Integrate that into your business, right? Let's say you're a coach or consultant, I'll help you. You have access to my AI chatbot so you can say 24-7 support. I'm in the coaching slash, consulting space, right? So people in my community have access to a chatbot where they can reach out to. Let's say, you are in the trades, well, you're going to have AI streamline your lead gen. You can have AI streamline your lead follow-up. Help you come up with lead nurture campaigns, lead follow-up campaigns. You can have AI come up with automations for that. When someone schedules a time on your calendar, let's say they book a discovery call, there's automations to follow up with that person so they're more likely to show up to the call prepared and value the time that you're on the call there. And so it's a very, very wide question because you can answer it so many different ways, pretending I'm a different business owner.

Speaker 2:

But if you're in any business of any source and you really want to use AI to get that edge multiple ways, if you have a mentor, upload their training, their principles, their philosophy, whatever into ChatGPT and have it train you or consult you based off of that. The second way is just say that you have AI-driven whatever in your company, because AI itself is a buzzword. Ai is sexy, ai grabs attention, it's a hook within itself. So now you have an AI-driven company, you're leading an innovation, right? People will be like, oh, they have something different, not something better, right? Something different?

Speaker 2:

Blue ocean strategy right, we don't want to swim in other sharks, we want to swim in our own ocean and dominate, right? And then I guess the final way for any business owner to start using AI and just like, if you have an admin, train them on it, because now you're going to supercharge them. And if you don't use AI as your admin until you have the money to afford one and VAs are pretty affordable, so it won't be long before you go from a chat GPT to an actual some sort of admin, whether in person or virtually, and then make sure you train them on AI, because then they'll be able to handle so much more and take more off your plate, so that you can be in their zone of genius and really just do the activities that bring the dollars in.
